A backyard pool usually costs money, but one Utah homeowner found a way to make money from her saltwater oasis—and now she’s factoring that profit potential into the sale. 

After renting her pool out by the hour through Swimply, she built a side business that, together with income from a basement rental, helped cover a significant share of her mortgage. Now the six-bedroom South Jordan home is listed for $1.575 million in a town where the median sale price is closer to $600,000, and the owner says she has the financial records to prove the pool can generate real cash. 💰

TRACK THE MARKET: The rebound in second-home buying

High prices and interest rates may be keeping some first-time homebuyers on the sidelines, but current homeowners are snapping up second homes faster than they have in years. After three straight years of decline, vacation-home mortgages rose 4.1% in 2025, the first annual increase since the pandemic-era boom. Second-home loans are still below their 2021 peak, but they’re now growing faster than mortgages for primary residences. Redfin’s analysis suggests the rebound is coming from affluent buyers who have the ability to make discretionary purchases despite strong prices and mortgage rates. 

What does the data show?

  • Second-home mortgages grew faster than primary-home loans. Buyers took out 90,413 vacation-home mortgages in 2025, up 4.1% from the year before. Mortgages for primary homes increased just 1%.

  • The market remains small and concentrated among wealthy buyers. Second homes accounted for only 2.7% of all mortgage originations, down from 5.1% in 2021. More than 85% went to high earners, whose median income was $294,000.

  • Traditional vacation markets continue to lead. Second-home mortgages made up nearly 6% of all loans in West Palm Beach, followed by 4.6% in the Jersey Shore market and 3.8% in the Palm Springs area.
