TRACK THE MARKET: Nationwide, buyers officially have the upper hand

The U.S. housing market is tilting even further in buyers’ favor, but not because sellers are suddenly flooding the market. According to a recent analysis by Redfin, buyers are dropping out faster than sellers as high prices, upper-6% mortgage rates, and economic uncertainty keep more would-be house hunters on the sidelines. That means the buyers who are still active have more choices, more negotiating room, and in many markets, more time to make a decision.

By the numbers:

  • There were 51.3% more sellers than buyers nationally in July, just shy of the record 51.8% gap set in December.

  • Redfin estimates there were about 967,000 buyers in the market compared with roughly 1.46 million sellers.

  • 39 of the 49 major metros analyzed were buyer’s markets, with Miami leading at 154% more sellers than buyers, followed by Nashville at 151%.

  • Just 6 major metros remained seller’s markets, with Nassau County, New York sitting in the top spot, where there were 36% fewer sellers than buyers.

  • In 34 of the 39 buyer’s markets, the seller surplus grew from June to July, giving buyers even more leverage in those cities than they had a month earlier.
