TRACK THE MARKET: AI is booming—but not everywhere

AI is rebuilding the US economy—but it isn’t hitting every housing market in the same way. In the San Francisco Bay Area, competition for highly paid AI researchers, engineers, and executives is creating concentrated wealth and pushing up demand in neighborhoods where housing is already scarce. Active inventory in the San Francisco-Oakland-Fremont market is down nearly 20% year over year, while San Jose’s median list price has jumped to $1.75 million.

AI’s impact in Austin has been nearly the opposite. Tech investment hasn’t stopped, but more of it is flowing into chips, data centers, and life sciences instead of high professional salaries. At the same time, years of aggressive construction have pushed inventory to its highest level in two decades. Taken together, median list prices are down 12.2% year over year, and more than half of active listings have seen a price reduction.

The bottom line: It’s not useful to call a city an “AI market” without an explanation of just how AI is impacting local housing. What matters more is whether AI dollars are flowing into infrastructure investments or individual incomes—and just how much housing is available when local salaries do rise.
