MARKETS: 2024’s Most News-Worthy Headlines

  1. Hot, hot home prices. Despite higher mortgage rates, home prices experienced a year-over-year increase, with the national median home price reaching $406,100 in November. 

  2. Mortgage rates surge—then stabilize. Mortgage interest rates hovered just above 7% for the first half of 2024, putting pressure on buyers and slowing down sellers, before sinking to the upper 6% range after the Federal Reserve cut interest rates for the third consecutive time.  

  3. NAR settles. What was predicted to be “one of the most significant jolts in the U.S. housing market in 100 years” actually turned out to be… not that big of a deal. The NAR’s massive $418M mostly ended commissions litigation, but don’t expect the conversation to end here. 

  4. Inventory hit a 5-year high. In November 2024, the U.S. housing market saw active listings climb to their highest level since 2019, providing more options for buyers and signaling a shift towards a more balanced market.

  5. Momentum for affordable housing. Markets like Charlotte, Baltimore, and Rhode Island approved hundreds of millions in bonds to address the housing affordability crisis, although questions remain about implementation and regulatory barriers.
