TRACK THE MARKET: Luxury Home Prices Hit a New High

Luxury home prices in the U.S. rose nearly 5% year over year this September, reaching a record high of $1.26M. While sales volumes remain flat and homes are taking longer to sell, high-end buyers are still active—thanks in part to cash deals, stock market gains, and long-term confidence in the value of luxury real estate. With more luxury listings coming to market and prices continuing to rise, this segment is proving to be one of the few areas of stability in an otherwise slacking housing market.
By the numbers:
With a price growth rate of 4.8% YoY, the luxury market has nearly doubled the growth rate of non-luxury homes.
Luxury home inventory rose 7.7% from last year, while non-luxury inventory grew 11.4%. That lack of supply is helping to stabilize prices.
Though inventory is limited, luxury homes are taking longer to sell, spending a median of 52 days on market compared to 43 days for non-luxury listings.
For agents in high-end markets, this data shows serious clients are still moving on luxury homes, even with prices hitting a new high. For the right property, even a bit of sticker shock won’t scare buyers away.
