TRACK THE MARKET: Early summer sales surge?

New-home sales picked up in March, according to Reuters, with sales of newly built single-family homes rising to a seasonally adjusted annual rate of 682,000—a big jump from 635,000 in February. The median new-home price fell to $387,400, while the number of homes on the market remained high. Taken together, these numbers suggest builders still have a sizable supply of new-home inventory they’re working through and they’re willing to adjust prices to keep it from going stale.
Nationally:
Sales of newly built homes are increasing fast. In March, new-home sales rose 7.4% month-over-month and were 3.3% higher than this time last year.
Prices came down a bit while supply stayed high. The median price of a new home sold in March dropped 5.3% from February and 6.2% from a year earlier.
Inventory is still up, but buyers are helping to close the gap. At March’s sales pace, the market had 8.5 months of supply, down from 9.1 months in February.
