TRACK THE MARKET: Saving for Safety

There are three home features most buyers are still willing to splurge on, even when home prices and interest rates trend upwards. A new Redfin survey of over 1,200 individuals planning on buying a home within the next 12 months showed that personal safety, low crime, and low natural disaster risk are the top three non-negotiables for homebuyers—though a brave 22% say they’d compromise to some extent on safety for affordability.
By the numbers:
78% of buyers called personal safety a “must-have,” followed by 74% who said the same about low crime and 68% who want to avoid natural disasters.
41% of respondents with children at home said they’d compromise on school qualities for affordability, while 59% named highly rated schools a must-have.
Home prices are up 40% since before the pandemic, and today’s rates mean buyers need to earn $112K to afford the median home—well above the typical household income.
For agents, this means framing “affordable but safe” options creatively—and helping buyers understand where they might negotiate to get both. It's also a reminder to brush up on your local know-how, especially when it comes to crime, schools, and disaster resilience.
