TRACK THE MARKET: Sellers want certainty

A growing number of homeowners say they want to move, but many are hesitating because the decision feels riskier than it used to. Some are locked into homes they bought when mortgage rates were lower, and many are wary of listing into a market where pricing too high at the start can lead to multiple price reductions later. According to a recent Redfin survey, that uncertainty is making many sellers more interested in a lower-commitment first step that lets them gauge pricing and buyer interest before fully going to market.

According to the survey:

  • 76% of prospective sellers said they would choose to live somewhere else if they could move today, but 49% said they feel financially locked into their current home.

  • 83% said they would be interested in a coming-soon approach, and 84% said greater certainty that their home would sell would make them more likely to list.

  • 66% said a clearer sense of what their home would actually sell for would motivate them to move, and 80% said they would worry about their home sitting on the market without selling.
