TRACK THE MARKET: Compass and NWMLS consider it “settled”

Compass and Northwest Multiple Listing Service have settled the antitrust lawsuit Compass filed in 2025 over restrictions on phased and “coming soon” marketing. The agreement gives Washington sellers and their brokers more flexibility to market a property before it goes fully active, while keeping those listings inside the broader MLS system. The biggest change brought about by the settlement is a new “First Look” status launching today, which lets sellers publicly market a home for a limited period without showing public days on market or price history once the listing goes active.
What else changes under the settlement?
Under the new rules, First Look listings can stay in that status for up to 21 days. They’ll still be submitted to NWMLS and available to its member brokers, while sellers can choose whether to allow showings or include the property in IDX feeds.
By October 15, listing broker information will have to be displayed more prominently on sites using NWMLS data, and NWMLS will stop watermarking listing photos. By Nov. 15, broker platforms are also expected to receive access to additional transaction data and forms.
NWMLS says the new system adds flexibility without creating private networks that shut buyers or brokers out, and Compass supports the move towards greater freedom for sellers to market their properties how they choose.

The value of notifications
When you’ve got a property that has all the ingredients of a stellar listing, but just won’t sell, sometimes your best strategy is to leverage the little screen. Not only do price reductions show interested buyers (especially the ones who have already walked through the front door) that your seller is serious, they push your property to the front-and-center of their screens.
Glennda knows the power of push notifications. As she explains in Her Real Estate, sometimes price reductions are needed to correct a price that started out off base. But if your listing is right on target, sometimes all it takes is a small drop (and the notification that follows) to remind interested buyers why the property is their perfect home, sweet home.
