TRACK THE MARKET: Signs Point to a Healthy Housing Market
Pending home sales just hit their highest level in 21 months in November, climbing 2.2% from October and nearly 7% from a year ago. Why the change in attitude? Buyers are adjusting to higher mortgage rates and taking advantage of more inventory, according to NAR Chief Economist Lawrence Yun. âBuyers are no longer waiting for or expecting mortgage rates to fall substantially. Furthermore, buyers are in a better position to negotiate as the market shifts away from a sellerâs market,â Yun says.
By the numbers:
Existing-home sales jumped 5% in November, and median home prices are up 4.7% year over year.
The number of homes for sale has grown nearly 18% from last year, giving buyers more to choose from.
New single-family home construction rose 7% in November, adding to the options for house hunters.
