Is your seller thinking about shelling out for a quick home upgrade? Before they opt for the Gaggenau oven or marble countertops, consider this: some of the most regretted renovation choices include overly complicated luxury appliances, super-dark hardwood floors, heated bathroom floors or driveways, and high-maintenance countertops.
On the flip side, some of the upgrades that can make a stronger impression on buyers are much simpler, like quality kitchen hardware, a functional mudroom, improved outdoor spaces, and a solid front door.
The bottom line: Flashy splurges may be fun to look at, but they don’t always translate into stronger resale appeal. Everyday buyers tend to value homes that feel functional, durable, fresh, and ready for move-in.

TRACK THE MARKET: The fix-and-flip market is showing signs of strain

The fix-and-flip market is starting to feel the pressure of higher borrowing costs and longer selling timelines. A new Q2 index from John Burns Research & Consulting and Kiavi fell for the second consecutive quarter after mortgage rates jumped 40 to 50 basis points, while more flippers reported homes taking longer to sell and closing below their projected after-repair values. The slowdown is especially noticeable in Texas and the Southeast, where more survey respondents rated the market as “poor” than rated it “good.”
What does the survey data show?
Homes are taking longer to sell. Nearly 60% of surveyed flippers said days on market increased from the first quarter to the second quarter, including 75% of surveyed flippers in Texas and 83% in the Northwest.
More flips are selling below their target price. One in five flippers nationwide said their homes were selling mostly below estimated after-repair value. Northern California and the Midwest were the only regions where more flippers reported selling above those projections than below.
Scale continues to be the flippers’ advantage. Larger flippers (those who bought or sold 8+ houses in the past 18 months) reported stronger conditions than smaller operators, potentially benefiting from better financing terms, contractor relationships, and more developed deal pipelines.
With freshly flipped homes sitting on the market longer, some renovation investors are considering rental exits instead of waiting for the sale. That’s a sign that fix-and-flip isn’t dead yet, but does require more financial flexibility than just a few quarters ago.

Strong client relationships are built on trust, and one of the simplest ways to earn it is by just following through on what you say you’ll do. If you tell a client you’ll call on Monday, send something over that afternoon, or check back after a showing, make sure it happens. Using your CRM, calendar, or reminders to stay on top of those commitments can make the difference between seeming scattered and becoming the agent clients know they can depend on.
