TRACK THE MARKET: The World Cup kicks off real estate FIFA-flation

We often talk about how inflation, interest rates, and the job market shape real estate, but global events can move the market too. The World Cup is starting to show that effect across North America, with some cities already seeing major shifts in hotel demand, short-term rental activity, international real estate marketing, and even listing behavior. Rather than delivering the same real estate boost everywhere, the tournament is creating a patchwork of local real estate bumps—the size of which have been largely dependent on how well the city is positioned to host visitors, market listings, and lock in long-term investments. 

How are individual cities performing?

  • In New York and New Jersey, the final at MetLife Stadium is projected to generate $3.3 billion in economic activity, bring in 1.2 million visitors, and create 26,000 jobs. But there are already questions about how much of that spending will reach local owners, especially with short-term rental rules in New York remaining tight and some concern that visitors may spend more across the river in New Jersey.

  • In Los Angeles, the clearest impact has shown up in short-term rental rates (and profit). Hosts near SoFi Stadium have reportedly pushed nightly rates far above normal levels, capitalizing on the spike in demand.

  • In Miami, developers and brokers are using the tournament more as a sales platform than a tourism event. Watch parties, buyer events, and project incentives are being used to introduce international visitors to South Florida real estate, with the hope of turning a month of global attention into future investment, second-home purchases, and longer-term residential demand.
