The $88 million Bel Air estate overlooking the country club comes with a dramatic 50-foot waterfall wall, a swim-up bar, and multiple pools built for peak Southern California living. As we share below, clean air and healthy-home amenities are officially in—but at the very top of the market, waterfalls may be having a moment too.

TRACK THE MARKET: Buyers want to breathe easy

For many house hunters, luxury is as much about having a theater or tennis court as it is enjoying clean air, safe water, and reliable protection from environmental risks. According to a recent Redfin survey, 36% of U.S. residents planning to move within the next year rank a home with high-end air or water filtration among their top three priorities. That puts “clean” homes nearly even with security systems and well ahead of most traditional luxury amenities.

What are buyers looking for?

  • Clean homes and security systems lead the list. High-end filtration was a top-three priority for 36% of prospective movers, while 38% selected security systems. Views ranked third at 25%.

  • Climate-related features are also valuable. Backup power was a priority for 19% of respondents, while 14% selected climate-resilient upgrades—both ranking ahead of home theaters, outdoor kitchens, and tennis courts.

  • The preference spans generations. Clean homes ranked first or second among Gen Z, millennials, and Gen X, while baby boomers placed them third behind views and security.

Office-to-apartment conversions: Should we be worried?

ICYMI, the latest edition of The Playbook—Estate Media’s newsletter dedicated to real estate investor Q&As, market stats, and smart strategies—asks the question commercial real estate investors have been wondering since the former Pfizer headquarters started to wobble: Are office-to-apartment conversions actually safe?

On one hand, the project’s structural failure appears to have been an isolated incident rather than evidence that conversions are inherently dangerous. On the other, it’s a clear reminder that older buildings need extensive structural review before they’re asked to support entirely new uses. With more than 90,000 conversion units now in the national pipeline, it’s a question worth considering.
