Built-for-Rent
Aiming for affordability

#76
WELCOME
Do you give—or expect—showing feedback?
For years, it was the industry norm to give a quick tidbit or two on how the showing went. A “professional courtesy.” But in 2025, with AI-driven social media analytics and real-time buyer data, downloading the details post-showing may not tell the seller’s agent anything they don’t already know—or worse—may compromise your buyer’s negotiating power down the line.
As the industry evolves, so do the expectations. Is feedback still valuable—or just a holdover habit that’s slow to break?
In the latest episode of Rise Above the Ranks, James and David sit down with Aaron Kirman—the massively successful agent behind $20B in career transactions, including the sale of the iconic ‘The One’ estate in Bel-Air—to talk about landing mega listings, playing to your strengths, and competing smart in a cutthroat market or niche.
TRACK THE MARKET: Built-for-Rent on the Rise

As affordability challenges keep homeownership out of reach for many first-time buyers, builders are responding with a boost in built-for-rent (BFR) housing. These newly constructed single-family homes offer more space, amenities, and flexibility than traditional apartments, catering to renters who want a home-like environment, but are still saving for a down payment.
By the numbers:
BFR single-family housing starts increased from 60,000 in 2021 to 90,000 in 2024.
The share of BFR homes among all single-family housing starts reached 9% in 2024, nearly doubling since 2021.
The Northeast saw the largest growth, with BFR homes rising from 3% of the market in 2021 to 13% in 2024.
Agents who pay attention to BFR communities can build valuable relationships with future homebuyers. Renters in these homes are likely to enter the market in the coming years, making it worth staying connected and positioning yourself as a trusted partner when they’re ready to take the next step towards homeownership.
