TRACK THE MARKET: CoStar is the latest opponent to Zillow Preview

Zillow’s fight with MRED and Compass has picked up a new opponent—Homes.com parent owner, CoStar. The backstory is complicated: MRED sued to block Zillow’s access to the MLS data needed for Zillow Preview. Zillow is suing to stop MRED from cutting off that access. In the meantime, Zillow asked the court for a preliminary injunction so the platform could continue using MLS data while the bigger case plays out. Earlier this week, CoStar filed an amicus brief asking the court to consider its argument against that temporary protection, arguing it isn’t fair to let Zillow keep broad MLS access for itself while also building an exclusive pre-market channel through Zillow Preview.

In short:

  • CoStar argues that Zillow is trying to double-dip: keeping full access to MLS listing feeds while also using Zillow Preview to keep pre-market listings inside its own ecosystem.

  • The company also holds that Zillow Preview is nearly the same as the private listing networks Zillow itself has criticized elsewhere, and says the product limits competition by narrowing where listings appear.

  • Zillow responded in a statement arguing that Zillow Preview listings are publicly viewable, unlike private exclusives which do limit visibility.

  • A hearing on Zillow’s injunction request is scheduled for early July, which will determine how much MLS access Zillow and Zillow Preview can maintain.
